Why use Hunters to sell your property?

For most individuals their house will be their biggest asset. Given the state of the market in east central Scotland until around 2008 it was also likely to be the asset that produces the biggest return when you come to sell. Back then we were constantly amazed at the level of offers we received for properties at closing dates, however nothing lasts for ever and the property market has been suffering badly from the economic turndown in the last 3 years.

One thing hasn't changed - every seller wants to achieve a quick sale at the highest possible price but now more than ever a well run marketing campaign has become critical.

When you appoint your agent you are making an investment. A good investment can help you achieve an excellent return. A bad investment can lose you money. We are confident that Hunters Residential will give you an excellent return on your money and here are some of the reasons why.

We open at weekends

Most potential purchasers will be working Monday to Friday and won't be able to really concentrate on house buying until the weekend. If your agent isn't open at the weekend how can they deal with those potentially vital enquiries? Hunters Residential offices are open 6 days a week - we try harder to sell your property.

We know how to impress

We are acutely aware of the importance of first impressions - not only for our own clients but for potential purchasers as well. In many instances, the way that initial enquiries are handled will be the deciding factor in whether those enquiries go any further. Our experienced sales team will ensure all enquiries are dealt with professionally and courteously and most importantly are followed-up.

You need to be confident that potential purchasers will be dealt with properly. Make sure you appoint an agent who will understand your needs and take a positive approach to the sale of your property - a negative attitude will in all likelihood produce a negative result!

We assign you a dedicated negotiator

You will be allocated a dedicated Negotiator to handle all aspects of the sales process on your behalf and negotiate your sale. Your Negotiator will handle all enquiries about your property, liaise with legal and financial advisers, if appropriate, obtain feedback from viewers to the property and pass that feedback on to you. Using that feedback allows us to adjust your marketing strategy if required.

All negotiators at Hunters Residential have years of experience in handling property sales. That experienced can make all the difference when the negotiations get tough.

Frequently we will arrange for your Negotiator to visit your property before it goes on the market so that they can speak to potential buyers with the benefit of first hand knowledge of your property  rather than just provide them with information from the Sales Particulars.

We may already have a buyer for you

Like all of the best agents we operate a buyers' register. A good estate agency should already be sitting with a list of potential buyers. They will know what areas they are looking in, the type of property they are looking for, number of bedrooms required and, most importantly their price range.  Hunters Residential will run your property through our buyers' register as soon as we have been instructed to market the property and could produce a buyer for you before you even hit the market. If your agent claims to have a buyers register, don't be afraid to ask to see it.  To join our Buyers Register click here.

We know how best to advertise your property

Proper marketing of your property is crucial if you are to achieve the best result. If you advertised your property in the ESPC then the chances are it will sell. However Hunters Residential can open up other advertising avenues to you. We will advertise your property on several well-known national websites to catch the market from down south. Integrity - We provide honest, straightforward advice

We pride ourselves on providing honest and objective advice to our clients. Be cautious of:

  • Cheap fees - Price cutting is a poor substitute for good marketing. Most people can discern value - you can't buy Waitrose produce at Co-op prices and similarly, if you want to invest in a full professional estate agency service then the chances are that you will not find that by selecting the cheapest agent. A good agent wouldn't value your house without going to see it first so you shouldn't judge the agent simply on the level of their fees without first finding out what sort of service they will deliver. Remember - if you think it is expensive to hire a professional to sell your house, just wait until you hire an amateur.

  • The promise of a huge price - Sadly there are still agents out there who will seek to buy your business. The easiest way to do that is to exaggerate the price that they think you might achieve. Some people may still have an unrealistic view of the worth of their property and are persuaded by the agent who tells them what they want to hear. Overpricing a property is probably the worst thing you can do in a slower market - so don't just appoint the agent who promises the best result unless he is able to back up that figure and show that the service he can provide will justify his optimism.
